Humid on the coast, hot in the west
Sydney is two climates. At Observatory Hill the Bureau of Meteorology records an average January maximum of 26.0 degrees, with afternoon humidity around 62 to 64 percent in January and February. At Penrith Lakes the January average maximum is 30.8 degrees. Same city, very different cooling load.
On the coast, humidity is the problem. Buy a correctly sized inverter unit and use dry mode on the muggy days. An oversized unit cycles off before it removes moisture, which leaves the room cold and damp.

Split system installation in Sydney by area
Inner west terraces in Marrickville and Newtown have narrow side access, party walls and roofs you cannot easily get into. Most end up with splits or a small multi-head, with the outdoor unit on a rear wall or a flat roof. Budget for longer pipe runs.
The Hills District and the north-west growth suburbs, from Castle Hill to Kellyville, are ducted country. Big roof spaces and single level floorplans make for clean installs, which is why ducted prices there can sit at the lower end of the Sydney range.
The North Shore and Hornsby have plenty of older double brick and Federation homes. Double brick adds drilling time and heat soak. The Eastern Suburbs and Northern Beaches add salt air and apartment living.
Strata, heritage and council approval in Sydney
Most straightforward installs on a freestanding house do not need council approval. The exceptions are heritage items, heritage conservation areas and outdoor units that face the street. If your house is in a conservation area, ask the installer or council before the unit goes on the front.
Apartments and townhouses are usually strata. The outdoor unit, the pipe penetrations and anything on common property generally need owners corporation approval. Get it in writing before you pay a deposit. Placement near a neighbour's bedroom window matters too, because outdoor unit noise is regulated.
The NSW air conditioning rebate in 2026
The NSW Government's Energy Savings Scheme offers an upfront discount on an efficient air conditioner through participating installers. Its own indicative figures are up to $550 for a new 6 kW system and up to $560 for replacing an old unit with a 6 kW split, and you still pay a minimum amount toward the job.
